Will my belongings be safe at Cochrane?
We use a computer controlled gate access system. This system allows us to monitor all activity on site. We will instruct you on how to utilize this feature when you rent.

What size do I need?
• Determine what items you will be storing.
• House vs. apartment
• Seasonal decorations?
• Appliances?
• Antique furniture?
• Will you be constantly accessing the space?
• Will you leave the items undisturbed for a long period of time?

Cubic vs. Square footage
Cubic feet is the measurement generally used by the moving companies who load up and transport your property. Square feet is the measurement commonly used in the self-service storage industry to denote a unit size. Here is the basic formula. A 10 x 10 storage unit is 100 square feet of floor space. (Multiply the length times the width) If the unit has a 10' high ceiling, multiply the square footage by 10 feet high to come up with a total of 1000 cubic feet.

Do I have to sign a lease?
Yes, however, the lease is month to month for as long as you need the space. We pro-rate on both move-in and move-out so you only pay for the actual days you use the space. We do offer discounts for pre-payment of rent, which is refundable should your needs change.

When will my rent be due?
Rent is always due on the first of each month. Late penalties are assessed per the California Self Storage Facilities Act and lien laws.

Have you had any problems on site?
We are happy to report that we have not had any break-ins or theft on site. If you want to verify this, you can check with our local Police department. We work hard to make sure the facility is safe. We participate in the Crime Watch program for storage facilities.
We also encourage our tenants to tell us if anything seems amiss. After all, yours are a second set of eyes to help us keep this place nice and safe for all of us.

What are the laws regarding self-storage?
We will explain the basics of the California law to you at the time of rental. It basically comes down to paying your rent on time and there will never be a problem.

What amenities can I expect?
• We offer coffee in the mornings. Our cold water cooler, along with the cookie and chocolate jars are always around to tempt you as well.
• We maintain a clean restroom for your use.
• We have a couple of cushy chairs in the office for you while you await your movers.

How can I be a terrific customer?
• Observe the rules.
• Pay your rent on time.
• Be courteous.
• Drive 5 MPH or less on site.
• Don't block the driveways or other tenants.
• Don't be a messy tenant.
• Obviously no illegal activities.
• Be observant and notify the facility management if anything looks wrong to you.
We also request that children be watched at all times. Please don't send them to the office for cookies or to the restroom on their own. Pets should be kept contained to your unit or vehicle for their safety and that of our other tenants. In addition we discourage smoking in the units and drinking of alcoholic beverages on site for obvious safety reasons.

Do I need insurance?
That decision is up to you. We offer a storage insurance pamphlet with rates for you to obtain insurance through. The rates are very competitive, however, you may want to contact your homeowner's or renter's insurance agent. They may be able to offer you an even better rate. The contract states that you are self-insuring your goods. So, insurance is not required.

What if I don't pay my rent on time?
• You may lose everything you have stored! Always know the law.
• Late fees and penalties may occur at the very least.
• Self-storage does not generally fall under the same guidelines as renting an apartment. Know your rights and responsibilities.

When can I access my unit?
You may access your unit between the hours of 7:00 a.m. - 9:00 p.m. seven days per week. Major holidays the gate and office will be closed. We post the days prominently a month or so prior on our entrance gate.
We allow property access until 8:30 p.m. to allow you time to do what you need to do prior to 9:00 p.m. After that we secure the entire property for the night.
